We do not charge any fees prior to funding your deal, but we do require documentation that may need to be paid to third-parties, including but not limited to:
•Recent commercial appraisal
•Copy of title insurance policy
•Purchase and entity documents
•Details on current mortgages (if applicable)
•History of defaults and violations (if applicable)

We review ASAP
After all required documentation is submitted, give us some time to do our due diligence. Generally, this process takes 1 to 2 weeks, depending on the scope of the deal.
Go get your dream property!
This is our favorite part, and it tend to be our clients' favorite too. After both parties agree on the terms of the loan, we decide on a place and time to sign–and you are good to go!
Frequently Asked Questions
We typically offer bridge loans with terms between 6 months and 1 year.
We offer interest-only balloon loans. This means your monthly payment consists of interest, and the principal must be returned at the end of the loan.
We do not charge any fees prior to funding your project, but like most lenders, do require materials that may need to be paid to third parties. These include a recent appraisal of the collateral property (within 6 months of application date), title insurance policy, and reasonable attorney’s fees.
Our loan amount typically does not exceed 65% of the collateral property’s appraised value. As the minimum check size is $200,000, this means the property must have an appraised value of at least $300,000.
We typically lend on properties in which we hold the first position mortgage. If you have any senior mortgages, please tell us in our initial meeting so we can discuss if YXY is a good match for your needs.
